Price it Right


Price it Right, Now

One of the most important things you can do when listing your home, is to price it right. Not start a "little higher" and see what happens. Not start on the higher end and "we can reduce it if we need to."
NOW. Price it right now.

If your home is in good condition and shows well, and you price it right, you can almost count on a quick sale. Sometimes you may even end up with multiple offers, or offers higher than asking price!

On the downside, the higher you price it, the more buyers you lose. Many sellers will say to me, I have to price it a little higher so "I have wiggle room" or "Buyers are going to make offers and IF I price it to low then the offers will be even lower." NOT true! If you price it appropriately to begin with, it will sell at the price that is right for the home!

Think about this, are there other homes for sale on your street or in your neighborhood? How are they priced? You could be helping your neighbors sell their home if you price yours higher. If you start out too high, you may very well end up selling for less than you would have if you priced it right from the beginning!  The first 2-3 weeks your home is on the market is critical and when  the most activity and showings are generated. Some things that have NO bearing on what you can sell your home for are: what you paid for it, what  you need or want, what the neighbors think it is worth,  A home is worth what a buyer is willing to pay for it, and a seller willing to accept for it in today's market.

One last thing to think about, Historically speaking, YOUR FIRST OFFER USUALLY ENDS UP BEING YOUR BEST OFFER!
