Holiday Happenings in and around Delaware County, Pa

The Holidays are happening and so are the events! Looking for things to do around the holidays? Or for light displays? Okay, Let's go! It is so hard to believe it is December already, not only has it been 60 some degrees the last couple weeks, but real estate is keeping us more than busy! I hope you had the opportunity to get out on Sunday to Media and see the Budweiser Clydesdales. They are beautiful and majestic, and were quite a sight to see!   So what's to do in Delaware County and surrounding area for the ?holidays? AND what is there to do that is FREE? Let's explore options: Rose Tree Park ~ Festival of Lights Dozens of decorated lit trees and festive displays draw visitors back each year to stroll the glimmering walkways and grounds, linger in the festive atmosphere, and pay a visit to childhood figures such as Charlie Brown & the Peanuts Gang and Santa & his Reindeer.  The trees are lit nightly from 5:30 - 9:00 for public enjoyment. I have not yet been here, but I understand that 327 S. Providence Road in Wallingford Pa has a beautiful display of lights. I think we will check that out this weekend! This is a Christmas light display that you can see from space. Don't worry about finding this place in the dark, with 42,000 lights, most of which are LED and computer controlled, this display will blow your mind and make the kids oooh and ahhh. The Wallingford Griswolds A Philadelphia tradition since 1956, the Macy's Light show is a source of wonder and awe for all ages!  This show is in the Wanamaker building and is open from November 27 thru December 31. People of all ages delight in the 100,000 LED lights, narration by Julie Andrews and sounds from the Wanamaker Organ. Performances take place at 10 a.m., noon, 2 p.m., 4 p.m., 6 p.m. and 8 p.m. everyday (excluding Christmas). box what is my home worth While in the city, there are few more must see stops to make. Comcast Holiday spectacular runs November 24, 2015 - January 3, 2016 and runs  at the top of the hour from 10 a.m. – 8 p.m. (excluding 5 p.m. on weekdays). This is a 15 minute, free show featuring  Pennsylvania Ballet dancers, a magical sleigh to a seasonal soundtrack presented by a 64 piece orchestra. From Center city head on over to South Philly! The Miracle on 13th Street was started in December 1998 and is now in its 26 year of delighting children and adults alike.  To walk or drive this stretch fills you with holiday cheer. It is located at 1600 South 13th St. (Between Tasker & Morris St.) and claims to be THE Christmas Block in South Philadelphia. You can also visit the 2700 block of Smedley Street between 16th & 17th and Moyamensing and Oregon Avenues for a neighborhood winter wonderland. If you don't mind driving over the bridge to New Jersey, here are a couple of great spots to visit. First is the Hagerty Family Christmas Village in Pitman, NJ. We have visited the last couple of years and it never gets old and the kids love, both little ones and the big ones! Looks like Frozen's Elsa and Anna are new additions to this years display. For more than a quarter-century the Hagertys’ displays, which spans five Pitman Grove section properties, have brought the North Pole to South Jersey. While I do not think this is a free one, I hear the lighted hayride at Johnson's Corner Farm is pretty awesome! Johnson's is in Medford, NJ and beside a lighted hayride there is a live nativity, and a light show on the lake.  I can't wait to check it out. These are just a small sampling of fun things to do in and around the Delaware Valley. There are many things you can do that are not free as well, just depends on what you are looking for. Longwood Gardens is a long time favorite. A Longwood Christmas is a beautiful display of twinkling lights, fountains and thousands of seasonal plants and on Thursdays, Fridays and Saturdays, weather permitting, enjoy the glow and warmth of the new fire pit.longwood Whatever you decide to do, we wish you the Happiest of Holidays.......  A very Merry Christmas and a Happy New Year. I want to buy a house! Now what?

  So you want to buy a house? Now what? Buying a home is as exciting as it can be scary! Let us help you take some of that fear out of the equation. Our goal is to make it as seemless and uncomplicated for YOU the buyer as we possibly can. Our goal of course, is to get you the best house for YOU, at the best price, with the least amount of stress as possible. So where do you start?

 Do you know your credit score? Have you been working at your job for at least a year and a half? and have a good working history?  First and most important is finding out what you qualify for. We hate it when a buyer finds a house, falls in love with it, only to find out they are not qualified to purchase that home. First and foremost find a lender you feel comfortable with and go from there. We have lenders right here that we can recommend..... or you can choose to work with your bank if that is where you feel comfortable.

 Some of the items a lender will require from you are ~ most recent paystubs, tax returns, W2s, and a credit check. OH and don't forget bank statements as well. They will want to see that you are qualified and have the funds to "close" on your new home. How much money do you need? This will vary depending on the price of the home you purchase, the type of financing you do, and whether you will qualify to also get any assistance for your purchase.

 Once this is done, guess what? We can start looking at homes. Some of the things for you to decide are..... WHERE you want to live...... WHEN you want to be in your new home and WHAT you are looking for in a home. Do you want a single stand alone home, a townhouse, condo, do you need a garage, a yard, 3 bedrooms, 4 bedrooms?  Then the fun begins, and out we go to search for your new home.

 Okay, so what happens when you find "THE ONE?" Let's talk about that.  We get together and we write an Agreement of Sale along with several supporting documents. One of those documents is a Buyer Agency Contract, this allows us to represent YOU the buyer in that transaction and also states that you are not working with another agent. Once that  is done, your offer will be sent along to the listing agent who will present your offer to the seller for their acceptance. A seller may accept your offer as it is, counter your offer and yes it is possible that they could reject your offer.

   Once all parties have agreed, we have what we call an "executed agreement of sale." You now have time frames that must be followed, and important items that must be addressed. You have a set amount of time, usually 10 days, to complete home inspections and request any repairs if any major defects are found in the property. You also have 7 days to complete your mortgage application.

  How long does it take to get to settlement and be able to move in to your new home. That also depends...... on what buyer and seller agree on and what type of financing you are doing..... and that there are no unforeseen issues that arise in the process. Generally speaking you could potentially be in your new home in approximately 45-60 days! How exciting is that?

 Part of your mortgage process is an appraisal, the house you are buying MUST appraise for what it sells for. How is an appraised amount determined? An appraiser will go out and look at the home, its condition, square foot, style of home .... and look at similar homes that have sold in the area in the last few months and come up with a value based upon those things. Occasionally an appraiser, especially with FHA or VA loans may request some items be repaired. The other inspection that will be done is what is called a U&O (use and occupancy permit) inspection and a certificate must then be issued for you to occupy the premises. This will usually be taken care of by the seller and every township is just a little different with what they require. WHAT??!! I thought my home's value, was just that, my home's value?!

What is my home's value?  Well, it depends on who you ask, and WHY you are asking! I know right, I thought my home's value was just it's value. WHAT do you mean it depends on why I ask and who I ask. OKAY, okay let me explain.

MARKET VALUE  Market value is the  price most likely to sell the home, the price an informed, willing and able buyer is likely to pay for the home and seller accept for the home.  This is the price the home will get  in a competitive market, assuming no undue influence on either party.
ASSESSED VALUE  The assessed  value is the amount used by a tax assessor on which they calculate taxes. This is  a value just used to determine the taxes by your local municipality. IF you feel your house is appraised to high or unfairly compared to others in your neighborhood, you can contact the local tax assessor or an attorney to help you have it reassessed and possibly lower your taxes.

APPRAISED VALUE This is a really important number! The appraised value is an opinion of the homes fair market value..... based upon an appraisal done by a qualified, knowledgeable appraiser.  What an appraiser bases that on is recently SOLD properties of similar style, square footage, and location. This number is important to  the buyer, as a buyer will not want to pay more for the home than it is valued at, and a mortgage company will not lend more on the home than what it appraises for. Appraised values will also vary depending on why it is being done, for instance an appraisal for a home equity loan or even an estate, may be a bit different than when selling/buying the home.
Replacement value This is an amount it would cost to replace the home, or asset, at this time according to its current worth - MINUS depreciation. Then there is a list price. This is a numerical amount, give to the home by the homeowner/seller .... at which the home is listed, and if in line with current market conditions, also the amount at which it will sell.  A couple of weeks ago I wrote and published a Post about proper pricing of your home. I wanted to simply post a follow up to that recent post.There are 3 main factors in the sale of your home...... Pricing, Location and Condition! Last time I checked, there was nothing we could do about the location! Unfortunately you cannot pick up your home and move it to a new location. If we could do that, I might be out of a job! Condition can be worked on, to an extent of course depending on budget and again - location. It would not be wise to put a lot of money in to your home, that you may not ever get a return on. Then there is the price. THIS we do have some control over. So, DANGER? why would there be any danger lurking in the pricing of a home? Simple.  Let me Explain!    spooky-house-queen_gina-after-dark-21659724-1280-800 Overpricing Risks Attracting the wrong buyers! Buyers looking at your home, that may be overpriced are expecting more amenities in the home, based on the higher price. Once they see it, it will not compare to other homes with more upgrades or amenities in that higher price range.

Reduced Agent Activity! REALTORS and real estate agents do not get paid for showing homes. They know is is over priced and will not take the time to show it ad it may be a waste of their time because the seller is unrealistic in their pricing. The agent showing the home is a "buyers agent" and has a responsibility to the buyer and finding the best home and value for their client.
Loss of interested buyers! Not all buyers are willing to go through the efforts to write up an offer, especially if they feel the seller will not consider their offer and what the buyer feels it is worth.  So while a buyer may have looked at your home and loved it, if they feel it was over priced they may not submit an offer and risk having it turned down.
Eliminates offers! Basically for the same reasons, it is priced like a higher end home and the wrong buyers are looking at the home.
You help sell the Competition! Yes it is true. If your home is on the market along with others in your neighborhood and yours is priced the highest or over priced, they BOUNCE right off of yours and in to and on to the next. Especially if the home is comparable. Would you pay more for something when you can go down the street and pay less for it?
Appraisal Issues! Been there, done that. Appraisal issues are rarely overcome. Let's say you find a buyer willing to pay your price! Great!! Are they paying cash? Probably not. If you have a buyer securing a mortgage to purchase your home, the buyers mortgage company will order an appraisal, and of course the home must appraise for what it sells for. An appraiser is going to look at recently SOLD comparable homes in the same neighborhood. They will not lend more than the home is worth! That appraiser will look at factual, objective data to come to a determination on the home's appraised value.
Market time is pro longed. No one wants that. Not you the seller, or us as your agent. If your home does not sell, we do not get paid, and YOU cannot move on to your next home. This can leave everyone feeling frustrated.
     I have heard sellers say before, All you agents are alike, you just want to get a price reduction, if you did your job my home would be sold. As you can see, this may not be the case. Agents suggest a price point to begin marketing your home for sale, and they recommend that price for a reason. It is based on facts, and information gathered to put you in the best position to get your home sold in the shortest amount of time, with the least amount of stress and for the most money the market will allow! Don't forget we only get paid if your home sells, and the more it sells for, the more we get paid! We would love it to sell for more too, keep in mind, we WANT it to sell.  The better priced your home is, the more buyers you will have through and the better your chances are for a quick sale.

Fun fall activites in Delaware County and surrounding areas

Wow, it is the end September already. Just  days in to the fall season already and I am still trying to figure out where the last 9 months have gone!  Autumn brings change, change in temperature, the leaves, attitudes, it is time for football, Halloween and other fun outdoor activities.  I don’t know about you but I am always looking for something fun (AND inexpensive or even FREE) to do on the weekends with my partner and / or my granddaughter!  Fall is a great time to be outdoors enjoying the cooler air, time with family and all the beautiful colors of the changing season.
I have put together some of those cool ideas right here, anything from picking apples, to haunted houses, pumpkin patches, hay rides and other fun ideas right here in the Delaware county and Philadelphia area!

Philadelphia is full of fun things to do all year round. Lots of history and great sites to see. The birthplace of our country boasts many parks, historical locations and yes even Fall fun events. While not specifically a Halloween or Fall destination Franklin Square park is a great place to take the kids when you are looking for something fun and new to do!  Franklin Square is one of the city' original 5 squares and features Philadelphia Park Liberty Carousel. You can play Spooky mini golf and Pick a pumpkin out of the Pumpkin Patch and decorate it to take home, FREE for children 10 and under (Saturday October 24).
Hear haunted tales about Founding Fathers & visit more than 20 spooky sites (including scary movie set locations) during this Old City walking tour. Again Arasapha Farms shows up on our list. Visit the website, BATES MOTEL for more information including FAQs, hours and pricing. This is a high action, high startle attraction full of terror and mayhem. Are you brave enought o visit the Bates Motel?   Arasapha Farms also has a haunted corn maze and a haunted hayride with lots of special effects, monsters and even a headless horseman!! Sounds like lots of fun, but..... not sure if I am brave enough to venture in, are you?
Each year, Philly’s Eastern State Penitentiary learns how to better prey on our fears with Terror Behind the Walls (Through Nov. 2, closed Mon.). This year, it’s more interactive and frightening than ever.  This is a haunted house in a Real prison, are you ready to be Terrorized!????
NO!!!!!! I don't think I could do it. The Pennhurst Asylum will open it's doors for your Screaming pleasure as well. You can visit the asylum labeled as one of America's Scariest haunted attractions. Pennhurst was originally built in 1908 and was a school for the mentally and physically  challenged. It was ordered to be closed in 1986 and is now a tourist attraction. Among the "attractions" here at the asylum are the Dungeon of Lost Souls, The Tunnel Terror and a Ghost Hunt.  Enter if you DARE!

Creamy Acres Farm right over the bridge in Mullica Hill, NJ offers hayrides, Night of Terror and a pumpkin patch.
